How MyHomeInbox works

MyHomeInbox is the first functional digital mailbox, one secure inbox per home, with 140 million home mailboxes created nationwide and now being claimed. It is free for every resident. This guide covers everything residents and businesses can do, from requesting a service to sending a letter to every home on a roster.

A Your home dashboard & features

When you sign in to MyHomeInbox you land on your home dashboard, the hub for getting things done at your property: open your mailbox, request a service, and see the local pros assigned to your home. Everything is tied to your address, not your phone number.

Your dashboard has five sections: Mailbox, Request a Service, My Providers, Street (your street's feed and The Block group deals), and Neighbors (the homes on your street and chat). The menu also has Recent Activity (your requests and their status) and Update Profile. Homeowners can add occupants and tenants from their profile, free.

i. Submitting requests & how routing works

From Request a Service, the "What do you need done?" form lets you describe a job in plain language, "my water heater is leaking," "need the lawn mowed before Saturday." You don't pick a contractor. You tell us the need and we route it to the right local pros for you.

Here's the routing flow behind a single request:

Because routing is address‑aware, the system already knows your home, so the request goes first to the business assigned to your home for that trade. That business has 24 hours to accept. If it passes or doesn't answer in time, the request opens to the other member businesses that serve your area.

Follow every request under Recent Activity in the menu: you'll see its status and the name of the pro who took it. When a job is finished, tap Rate this job to leave a rating and a comment. Ratings help us choose the best pros for your community.

ii. My Providers

The My Providers tab lists the member businesses assigned to serve your home, the same pros your requests go to. Every provider goes through a background check, including references, when it signs up. After that, quality is driven by residents: a rating and comments after each service.

  • Contact in one tap. Call, message, website, or email buttons on every provider card. Message sends a note straight to that business, and its reply comes back to your mailbox.
  • See ratings. Each card shows the business's rating from residents, or "No ratings yet". Finished jobs waiting on your rating are listed under Rate your recent pros.
  • You control your number. Your phone is hidden from a business until you choose to share it. Tap "Share my number" on a provider to let that one business call you; tap again to stop sharing. (More under Phone number masking.)
  • Mute anytime, unmute anytime. Mute hides that one business's letters from your mailbox. It does not stop your requests from reaching it. A muted business shows Muted on its card with an Unmute button.
Sharing your number with one business never reveals it to any other. It's a per‑business switch you can flip off whenever you like.

iii. The mailbox & other features

The Mailbox is the heart of MyHomeInbox, a real, email‑style inbox for your home. Messages come from your community management, verified local businesses, and neighbors.

Report & muteReport a bad message, or mute a business to hide its letters. You can unmute it from My Providers.
Household membersHomeowners add occupants and tenants for free, each with their own inbox at the same address.
Text alertsWhen a letter is waiting you may get one short text from DLM Property Management with a link that opens it. Reply STOP to any of these texts to stop them.

iv. Is it free? Yes.

MyHomeInbox is free for residents. We do not charge residents for the mailbox, and there is no paid upgrade and no card to enter. Claiming your home, reading and sending mail, attachments, Scan to PDF, household members, requesting a service, My Providers, the Street feed, and The Block all cost you nothing.

Who pays?

Local businesses

Home service businesses pay a membership to serve the homes we manage. Their fees fund resident outreach, like mailings, texts, and calls that let the community know about their services.

If anything in the app ever asks you to pay for your mailbox, it is a mistake. Please tell us at info@dlmpropertygroup.com.

v. Privacy

Privacy is the foundation of MyHomeInbox. Communication is tied to your address, not your personal contact info, so you can hear from your community and local pros without handing out your phone number or email.

  • Your phone stays private. Businesses see your number masked (only the last 2 digits) until you explicitly share it with them. See Phone number masking.
  • Businesses reach your mailbox, not your phone. A business never gets your number unless you share it. If you get a text about a letter, it comes from DLM Property Management, names your home's address rather than you, and stops when you reply STOP.
  • Your street. Verified neighbors on your street can see your name and street address, for example when inviting neighbors to claim their mailbox. Your phone number and email are never shown to them.
  • You're always in control. Mute any business, report any message, and stop sharing your number at any time.

vi. Block deals (The Block)

The Block is neighborhood group buying. When several neighbors want the same service, gutter cleaning, pressure washing, holiday lights, you bundle it into one block deal. Pros bid a single per‑home price for the whole street, so everyone gets a volume discount nobody could get alone.

  • Start or join a deal for your street from The Block on the Street tab. Tap the ? on a deal for a quick guide.
  • A new deal has 7 days to gather enough homes. The card shows the date it ends. If too few neighbors join by then, the deal closes and whoever started it is told.
  • As more neighbors join, the deal gets more attractive to providers. Pros submit bids; neighbors pick the winner and book together.

The Block is free for every resident, it's a great way to save and to get your neighbors onto MyHomeInbox.

B The business portal & features

Businesses get their own portal inside MyHomeInbox. Sign in and you'll see the areas you're assigned, the homes inside them, your block‑deal invitations, resident replies, and your sent history. The portal is built around one idea: get your message into the home, the right way, without spamming anyone.

i. How assignments work

Your membership assigns you a set of homes inside the ZIP codes you told us you serve, matched to your primary trade. Each membership covers 300 single‑family homes. The Areas tab shows each ZIP you cover and how many of your homes are there; the Homes tab lists the actual homes on your list.

  • Our rule is one business per trade, per home. A home on your list is not on the list of another business with the same primary trade.
  • You can send a letter to every home on your list at once, or open a single home and message just that resident. Letters reach the homes on your list and no others.
  • Need more homes? Use Add 300 more homes on the Homes tab. You pick them and pay through the same steps as your first 300.
  • When a resident opens My Providers and sees you as their assigned provider, it counts as a view. The Areas tab tells you when residents have been viewing you.
Letters to your whole list are limited to one per period, to keep every mailbox worth opening. Need something different? Contact DLM support.

ii. How jobs come to you first

This is the biggest advantage of being an assigned provider: claim‑first dispatch. When a home on your list requests a service in your trade, the job is offered to you first, before it's opened to anyone else.

Job offers arrive by text, and you accept, schedule, and complete jobs in the Business Portal on dealmate.ai. The Business Portal button at the top of your MyHomeInbox dashboard signs you straight in.

In short: showing up and responding quickly means a steady stream of work you don't have to chase or pay a lead marketplace for.

iii. Phone number masking & the reasoning

In the Homes tab, every resident's phone number renders masked, showing only the last 2 digits. Tap the masked number and you'll see a short explanation: numbers are revealed only once a resident has chosen to be contacted by phone.

Why we do this: without masking, every home you message could get buried under calls from dozens of assigned businesses. That's exactly the spammy experience residents fear, and it's why they'd opt out. Masking keeps residents comfortable opting in, which keeps the whole channel valuable for you.

  • You can always reach the home, just send a message to its mailbox. No call required.
  • If a resident wants a call, they unlock their number for your business from their mailbox, and it appears in full, ready to tap‑to‑call.
  • Sharing is per‑business. A resident sharing with one company doesn't expose their number to any other.
A masked number still means a reachable home. Lead with a helpful message in the mailbox, and residents who want a call will gladly share their number.

iv. Block deals

When neighbors bundle a service into a block deal, you get invited to bid, once, for every home on the street. It's one of the highest‑value opportunities in the portal: multiple jobs, same neighborhood, same day.

  • Open Block deals to see the group buys you've been invited to, with the trade, the street, and how many homes have joined.
  • Submit a single per‑home price (plus availability and notes). You can revise or withdraw until the neighbors choose.
  • If the neighbors pick you, you've booked a whole block in one move, no per‑door selling.

v. Text alerts for your letters

A letter only works if it gets read. When you send one, you can tick Also send a text alert. Each home with a mobile number then gets one short text from DLM Property Management naming its address and your business, with a link that opens your letter.

Your Sent tab shows how many were texted and how many read it.

  • Text alerts use credits. Buy credits in packs from your dashboard; the price is shown before you pay. Before you send, you see how many homes will be texted and what it will use. A text that never goes out gives its credits back.
  • No more than one text from you every 7 days to the same home. A text that would come sooner waits and goes out on the next send day after the 7 days.
  • Follow up from the Sent tab. Send a second text to the homes that haven't read your letter, or unsend a letter from homes that haven't opened it yet.
  • Texts go out only during daytime hours, and a resident can reply STOP at any time.
